Raising a Family in Victoria

Victoria is an excellent city to raise children. The outdoor lifestyle, relative safety, quality public schools, and tight-knit neighbourhood communities make it a place where families genuinely thrive. The challenge for most young families is finding the right neighbourhood at a price point that works, given that housing costs across the Capital Regional District have risen substantially over the past decade.

The good news is that Greater Victoria is not one market but many. The right neighbourhood for a young family depends heavily on priorities: some families will stretch for access to the best school catchments in Oak Bay, others will prioritize space and value in the Westshore, and still others will find the sweet spot in suburban Saanich. Here is an honest look at the top options.

Gordon Head and Lambrick Park (Saanich)

Gordon Head is consistently one of the most sought-after family neighbourhoods in Greater Victoria, and it earns that reputation. The area sits in the southeast portion of Saanich, close to the University of Victoria, and is characterized by well-maintained post-war and mid-century single-family homes on tree-lined streets with large yards. Gordon Head Recreation Centre is a community anchor with pools, ice rinks, fitness facilities, and extensive programming for children.

The school catchment includes well-regarded elementary schools and access to Lambrick Park Secondary School, which has a strong academic and athletic culture. The neighbourhood is active and community-minded, with parks, trails through the Shelbourne Valley, and easy cycling access to the University campus.

As of late 2024, single-family homes in Gordon Head trade in the $950,000 to $1,300,000 range, making it one of the more accessible established family neighbourhoods compared to Oak Bay or Fairfield. For families who want a proper house with a yard, good schools, and a safe community, Gordon Head delivers consistently.

Oak Bay

Oak Bay is the gold standard for family real estate in Victoria among those who can access the price point. The municipality has its own local government, well-funded parks and recreation, and schools that are among the most academically regarded in the Capital Regional District. Willows Beach, Cattle Point, and the extensive parks along the Uplands and Estevan Avenue corridors give children and families genuine access to outdoor space and waterfront.

The trade-off is price. Single-family homes in Oak Bay start around $1,100,000 for a smaller older home and quickly exceed $1,500,000 for anything in prime condition with a good lot. The Oak Bay Village commercial strip along Oak Bay Avenue is walkable, charming, and well-supplied with the cafes, bookstores, bakeries, and independent retailers that make a neighbourhood feel like a place.

Families who buy in Oak Bay tend to stay. Turnover is low, community ties are strong, and the neighbourhood ages well in every sense. For families who prioritize schools, safety, and community above all else and have the financial resources to match, Oak Bay is the destination.

Langford

Langford is the most significant story in Victoria family real estate over the past decade. Once considered a purely suburban commuter municipality with little character of its own, Langford has invested heavily in infrastructure, parks, recreation, and town centre development. The result is a municipality that now has genuine community anchor points, including the Save-On Foods Memorial Centre arena, Langford Lake and Thetis Lake Regional Park, and the thriving commercial core along the Trans-Canada Highway corridor.

Affordability is the primary driver. Detached townhouses and newer single-family homes in Langford are available in the $700,000 to $950,000 range, a significant discount from equivalent properties in Saanich or Oak Bay. New construction continues at a steady pace, meaning newer buyers often get a more modern product at a lower price than they would find in established core neighbourhoods.

The commute to downtown Victoria is 20 to 30 minutes by car in normal traffic, which is manageable for most working families. Schools have been added as the population has grown, though newer schools are still building their community reputations compared to more established catchments. For families prioritizing space, newer construction, value, and a strong recreation infrastructure, Langford is a compelling choice.

Colwood and the Westshore

Colwood sits adjacent to Langford and offers similar family-friendly characteristics at comparable or slightly lower price points. Royal Bay, a master-planned neighbourhood on Colwood's waterfront, has become one of the most talked-about family developments in Greater Victoria, with beachfront parkland, new schools, and a community-first design that prioritizes walkability and green space. It represents a genuinely fresh alternative to the pattern of suburban development that defined the Westshore in earlier decades.

The Royal Bay neighbourhood and the adjacent Colwood commercial corridor are maturing quickly, and the combination of ocean views, new construction, and community amenities is drawing families who want something newer and more thoughtfully designed than what older suburban neighbourhoods offer.

Cordova Bay and North Saanich

For families who want more space, a rural or semi-rural feel, and the ability to have larger properties, the northern Saanich Peninsula offers interesting options. Cordova Bay and the surrounding area have good elementary school catchments, excellent cycling routes, and the beautiful Cordova Bay beach. North Saanich, Sidney, and the agricultural land reserve areas offer horse properties, larger lots, and a pace of life that is genuinely different from urban Victoria.

The trade-off is the commute. From Sidney to downtown is 30 to 40 minutes by car in regular traffic. For families where one or both parents work remotely, this is a non-issue. For daily commuters, it needs to factor into the decision.

Choosing the Right Fit

The right neighbourhood for a young family in Victoria depends on the specific intersection of budget, school priorities, space needs, and commute tolerance. There is no single correct answer. What is clear is that Victoria offers genuinely excellent options across a range of price points, and the city as a whole is an outstanding place to raise children.
